Full Management

  • Visiting your property, and providing a rental valuation and any other advice which you may require about letting your room out in your property.
  • Advising you on compliance with the various safety regulations.
  • Locating suitable tenants. Your property will be advertised on Rightmove, Zoopla, Prime Location & however we have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.
  • Accompanying tenant applicants to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable house share agreements and arranging signature by the tenant.
  • Collecting a tenancy deposit which will be treated in accordance with current legislation.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Receiving rental payments monthly in advance by standing order, and paying you promptly, together with a detailed statement from our computerised management systems.
  • Paying regular outgoings for you from rental payments (gas, electric, water, council tax, TV licence and broadband).
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
  • Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

Tenant Find

Where the Landlord does not wish the Agent to undertake full management, the Agent can provide a Tenant Find Service.

The Tenant Find Service Includes:
  • Advising on the likely rental income and pre-letting preparations.
  • Advertising and marketing the Property on Rightmove, Zoopla, Prime Location &
  • Interviewing prospective tenants and undertaking comprehensive referencing by an independent company including financial, employment and address status. Where necessary, additional security would be requested by means of a guarantor. In the case of a company, a full reference would also be taken.
  • Accompanying the prospective tenants to view the Property.
  • Preparing the House Share Agreement and corresponding notice necessary for the Landlord to gain the protection of the relevant Rent and Housing Acts, renewing the Agreement where necessary at the end of the Term.
